About us & what we do

What does Clyde Housebuyers do?

We help homeowners across Scotland's Central Belt sell their property — Glasgow, Paisley, East Kilbride, Hamilton, Motherwell and surrounding towns. We offer six different routes: cash purchase, assisted sale, tenanted sale, brokered sale, joint venture, and open market sale via our agent partner. We propose the one that fits your property best.

Are you a real company or just a lead-gen site?

Real company. Clyde Housebuyers is a trading name of PropGain UK Limited (registered in England & Wales, company number 16913648), registered with the ICO. We're Glasgow-based and run by people you can meet in person.

Are you regulated?

We're not a regulated financial advisor (we don't give financial advice). We comply with anti-money-laundering rules, are a member of the Property Redress Scheme (PRS), and the solicitors we work with are regulated by the Law Society of Scotland. PropGain UK Limited is registered in England & Wales (company number 16913648), ICO registration ZC071824.

What areas do you cover?

Every postcode in Glasgow (all G postcodes), Paisley and Renfrewshire (PA), East Kilbride and South Lanarkshire (G74, G75, ML), North Lanarkshire (Motherwell, Coatbridge, Airdrie — ML), Falkirk, Cumbernauld, Stirling. If you're not sure whether we cover your area, just ask.

Offers & pricing

How much will you offer me?

For a cash purchase, typically 75–85% of open-market value. For an assisted sale, often closer to full market value once we refurbish and sell. For tenanted property, we price on yield — usually 11–14x annual net rent. Exact figures depend on condition, area, situation, and route.

Why aren't your cash offers 100% of market value?

Because we're carrying the cost, risk, and timeline. A 100% offer in cash with a 14-day completion isn't a real offer — anyone making it is either lying or planning to renegotiate at the last minute. We'd rather give you an honest figure you can rely on.

Can I negotiate?

Yes. Our first offer isn't always our best offer. If you have a counter-offer with a basis we can understand, we'll consider it. We won't move on offers where the seller's expectation is unrealistic for the route, but we'll be honest about that too.

Will you really pay all the fees?

On a cash purchase: yes. Your conveyancing fees, Land Registration, and the Home Report are all covered. On an assisted sale, fees come out of the final sale price — they don't come out of your pocket. On other routes, fee structures vary and are agreed in writing upfront.

Timing & process

How fast can you complete?

For a cash purchase, typically 14–28 days from offer accepted. Our fastest is 9 days (urgent repossession). For an assisted sale, you receive your share once the refurb completes and sells — usually 8–16 weeks.

Why can't you complete in 3 days like some sites advertise?

Because Scottish missives take time, Land Register takes time, AML checks take time, and your solicitor needs days to do their work properly. Any cash buyer advertising 3-day completion is misrepresenting the legal process.

Do I need to be in Scotland to sell?

No. Many sellers are in England or abroad. Scottish solicitors can act remotely. Signing can be done by post, online witness, or video appointment.

Do I need a solicitor?

Yes. Scottish property law requires solicitor involvement on both sides. We pay your reasonable conveyancing fees on a cash purchase. We can recommend solicitors we've worked with if you don't have one.

Specific situations

Will you buy a property that needs major work?

Yes — that's exactly the type of property our assisted sale route was built for. We buy damp, rewire, roof issues, full refurb, structural problems. See properties needing repairs.

Will you buy a property with tenants?

Yes, regularly. Tenants stay where they are. PRT, deposits, EPC obligations all transfer to us. See tenanted sales.

Will you buy a tenement flat with an outstanding common repair notice?

Yes. Outstanding common repair notices, factor disputes, and unresolved scheme costs are common across Glasgow's tenement stock — particularly Govanhill, Crosshill, and parts of the Southside. We take on the obligation as new owner and factor the scheme cost into the offer rather than asking you to settle it first.

Will you buy non-standard construction?

Yes — Wimpey No-Fines, Orlit, BISF steel-framed, prefab. Common in ex-council stock across the Central Belt. Most mortgage lenders won't touch these; we buy them as cash.

Will you help if I'm facing repossession?

What about inherited property still going through confirmation?

We can value the property, agree a route in principle, and complete shortly after confirmation is granted. See inherited property.

Privacy & data

What do you do with my data?

We use it only to value your property and contact you about your enquiry. We don't sell, share, or pass it to third parties. See our privacy policy.

Will you mark my property publicly?

No. No for-sale board, no public listing, no Rightmove ad. The sale is private until it's complete.

How can I delete my data after we've spoken?

Email info@clydehousebuyers.co.uk with a deletion request and we'll remove your data within 30 days (some records are retained for AML compliance — minimum required by law only).
