What it is

A brokered sale, plainly explained.

Most sales go one of two ways: estate agent (open market, 3–9 months, full market value if it sells), or cash buyer (us, 14–28 days, 75–85% of market value). A brokered sale sits between the two.

We use our existing investor database — cash-rich landlords, hands-off BTL investors, portfolio buyers across Glasgow and the Central Belt — to find a buyer for your property off-market. You typically achieve closer to full market value than a direct cash sale (because there's competition between investors), but you complete much faster than the open market and you avoid the public listing.

Our fee is taken from the sale as a brokerage commission — typically lower than estate-agent rates and only paid on successful completion. You agree the figure upfront. No upfront cost, no surprises.

What's the typical fee?

1–3% of the sale price depending on complexity, usually lower than a full estate-agent fee. Agreed in writing before we market. No fee if it doesn't sell.

How fast does this typically work?

4–10 weeks from instruction to completion for well-priced, tenanted property. Sometimes faster — sometimes we have an investor lined up before we even start marketing.

Will my property be publicly listed?

No. Our investor database is private. We don't list on Rightmove, Zoopla, or any public portal unless you specifically ask us to.

What if you can't find a buyer?

Then we'd usually recommend either repricing, switching to a direct cash purchase by us, or listing publicly. You're not locked in — most agreements have an end date you can walk away from.

Are you an estate agent?

No — we're a property investment business that also brokers off-market deals. We're a member of the Property Redress Scheme (PRS) and we'll be clear about the regulatory framework that applies before you sign anything.

Can you broker my whole portfolio?

Yes. Portfolio brokerage is often faster than single-property because larger investors are looking for multiple-property deals.
