What a cash sale to us actually means.
"Cash buyer" gets used loosely in this industry. Half the firms advertising as cash buyers are actually buying with bridging finance, hoping to flip to an end buyer, or sourcing on for another investor. We're not — when we agree a cash offer, we close the transaction using our own funds. Proof of funds available on request before missives.
What that means for you:
- No financial chain. We don't need a mortgage. We don't need to sell something else first. No survey can collapse the deal because there's no lender involved on our side.
- No buyer fall-through. Once missives conclude, we're committed. No "I changed my mind", no last-minute renegotiation.
- Predictable timeline. The deal moves at the speed of the legal process — typically 14–28 days — not the speed of a buyer's mortgage application.
- Any condition. We don't need the property to be "presentable", "marketable", or compliant with anything. We assess and price as-is.

What kind of offer will you make?
For a straightforward cash purchase, typically 75–85% of open-market value. The exact figure depends on:
- Condition — a move-in-ready property gets closer to 85%; one needing major works closer to 75%.
- Area — fast-moving Glasgow areas with strong comparables price tighter than slower markets.
- Title and structure — clean titles and standard construction get higher offers; non-standard construction, title quirks, or unresolved common repair notices get adjusted accordingly.
- Tenancy — tenanted property is priced on yield, not vacant-possession comparables.
The 75–85% range is honest — anyone telling you they'll pay 95% of market value in cash and complete in 14 days isn't telling you the truth.
If your property needs significant work, an assisted sale typically nets you more than our cash purchase — sometimes much more. We'll model both and let you choose.
When a cash sale makes most sense.
Cash sale is probably right if…
- You need speed (death, divorce, repossession, relocation)
- The property is in reasonable condition (no major refurb needed)
- You value certainty over the highest possible price
- The property has issues that scare off mortgage buyers (non-standard construction, EPC F/G, failed Home Report, structural concerns)
- You're tired of viewings and chains
Probably not right if…
- The property needs significant work (assisted sale nets more)
- You're flexible on timing and willing to wait 6–12 months
- The property is in pristine condition in a fast-moving area
- You need full market value for the financial settlement
Questions sellers ask about cash purchase.
Can you actually prove you have the cash?
Yes. Proof of funds — a recent bank statement or solicitor letter — is available on request before missives. Any cash buyer who won't show proof of funds isn't a cash buyer.
What if the property has problems we don't know about?
Our offer is based on what we observe at viewing. Once agreed, we don't typically renegotiate unless there's something material we couldn't reasonably have known — fraud, undisclosed structural collapse, that sort of thing. We don't play the "renegotiation at the last minute" game.
Do I need a solicitor?
Yes — you'll need your own Scottish solicitor to act for you. We can recommend firms we've worked with if you don't have one. We pay your reasonable conveyancing fees as part of the deal.
What about the Home Report?
Not needed for a cash sale to us. We don't need one and we don't ask you to commission one.
How quickly can you complete?
14–28 days is typical. Our fastest was 9 days (urgent repossession). The bottleneck is rarely us — it's missives, Land Register processing, and solicitor response times.
What happens if my circumstances change before completion?
Before missives conclude, you can walk away. After missives conclude, both sides are legally committed. We don't lock you in early — most sellers have a few weeks to think before missives are formally exchanged.
