What an estate agent actually costs you.
A traditional sale in Scotland isn't just the agent's commission — typically 1–1.5% plus VAT. It's also:
- The Home Report — £300–£600, paid upfront before you can market the property, whether or not it sells.
- Time on the market — weeks or months of viewings, open days, and keeping the house presentable.
- Chain risk — a buyer whose own sale collapses, a survey that comes in low, an offer withdrawn after weeks of waiting.
- No certainty — the agent is paid to find a buyer, not to guarantee one.
For plenty of properties an agent is still the right call — a well-presented home in a fast-moving area will usually get the best price on the open market. But if the property needs work, the timing is tight, or you simply want the process over with, the agent route can cost more than it returns.
Five ways to sell without an estate agent.
1. Sell direct to a cash buyer

2. Off-market (brokered) sale

3. Private sale to someone you know
Selling to a family member, a tenant, or a neighbour who has offered. No agent needed — you each instruct a Scottish solicitor and they handle missives, searches and settlement. You'll still need a Home Report unless the buyer waives it in writing.
4. List it yourself
Online-only services and private-sale portals let you advertise without a traditional agent. Cheaper, but you handle enquiries, viewings, negotiation and progression yourself — and you still pay for a Home Report and your own solicitor.
5. Open market — through our partner agent
If you want full portal exposure without a fee from your sale, our partner estate agent lists the property on Rightmove, Zoopla and OnTheMarket. Selling without an estate agent — FAQs.
Can you legally sell a house in Scotland without an estate agent?
Yes. There's no requirement to use an estate agent. You do need a Scottish solicitor to handle missives and conveyancing, and — unless you're selling directly to a cash buyer who doesn't require one — a Home Report before the property is marketed.
Do I still need a Home Report?
You need one to advertise a property for sale on the open market, including on private-listing portals. You don't need one to sell directly to us — we assess and price the property as-is.
How much do I save by not using an agent?
On a typical Central Belt sale, the agent's commission plus the Home Report is often £2,000–£5,000. Selling directly to us also removes your solicitor's fees, which we cover. What you give up is a share of the headline price — a direct sale is usually 75–85% of market value.
Is selling to a cash buyer the same as selling without an agent?
It's one way of doing it. A direct cash sale skips the agent, the listing and the chain. But you can also sell without an agent through an off-market broker, a private sale, or a no-fee listing through our partner agent — each nets you a different amount.
